REAL ESTATE FINANCIAL CONTROLLER - HEAD OF OFFICE (M / F)

  • THE ROLE : The Financial Controller will report to the Senior Controller and will be responsible for the accounting oversight of our Luxembourg and Germany real estate portfolio and leading a team of ;
  • Leadership Responsibilities :

  • Set and effectively communicate department strategy and priorities, in alignment with the broader division and company financial strategy.
  • Model and cultivate a continuous- improvement mindset; challenge existing processes and encourage the adoption of technology-based solutions and enhancement.
  • Encourage collaboration and communication within and beyond the department, work effectively with leadership of other functional areas and with other divisional controllers.
  • Work with direct reports to set performance-related goals and identify development opportunities. Provide ongoing informal and formal feedback.
  • Responsibilities include :

  • Oversight and coordination with our outsourced accounting providers in Luxembourg and Germany
  • Administration of external and inter-company loans
  • Administration of any related party fee billings for property management, development, etc.
  • Tracking of interest periods and interest payments / dividends payments
  • Processing construction loan draws
  • Tracking of debt covenants and compliance reports
  • Monitoring investment structures and special purpose investment vehicles ("SPVs")
  • Improving the cash management process
  • Supporting / oversight of any tax / VAT analysis or preparation work
  • Assist with oversight of 3rd party appraisal firms of quarterly valuation reports
  • Effectively communicate with multiple parties including senior management, external auditors, bankers, and tax accountants
  • Support with IT initiatives related to reporting and accounting records including implementation of JD Edwards for our Luxembourg entities that own German real estate
  • Oversight of 3rd party property management accounting work
  • Assistance and coordination on both acquisition and disposition transactions
  • Assistance with various business operational duties as required
  • Reporting tasks :

  • Review and / or prepare financial reports - for external and / or investor purposes quarterly and annually and for internal management accounts monthly and quarterly
  • Review and / or prepare accounts for annual audits and periodical reviews
  • Oversight of treasury and cash management including online banking
  • Being involved in ad hoc projects / reports for management
  • Controlling group's intercompany flows and contractual relations
  • Managing all other aspects of the financial controlling function
  • Dealing with banks and financing institutions regarding day-to-day issues
  • In respect of the portfolio including land banking :

  • Tracking SPVs' financial progress reports
  • Tracking and monitoring of financial covenants agreed in financial documentation
  • Preparing financial reports based on financial information received from SPVs
  • THE CANDIDATE PROFILE :

  • Bachelor's Degree Required (Finance / Accounting)
  • At least 10 years of Real Estate Accounting and related leadership experience
  • Experience with operational risk analysis, process improvement, end-to-end process reviews and process flow mapping
  • Insight into tax and VAT reporting in Germany and Luxembourg
  • Experience performing deep dive reviews to identify process and control gaps
  • Knowledge of fund structure, preferred return / carried interest, and capital and investment transactions
  • Must have excellent analytical skills, in addition to strong interpersonal and communication skills
  • Proactive control and risk management, addressing gaps in processes and escalating issues to benefit the business
  • Ability to successfully navigate a complex infrastructure that involves numerous groups and individuals
  • Capable of managing own workload and working independently
  • Proficiency in Microsoft Office applications, particularly Excel, Word & Outlook
  • Ability to effectively communicate in English
